Garages

A detached garage from JDT Construction Inc. in Hamilton goes up in the order a crew builds it: footings below the frost line, the slab, the wall plates and studs, the headers over the doors, the roof trusses and the roof, then the doors and windows. You see it on a picture of your own home, priced as one written proposal. The City of Hamilton needs a permit for a detached garage over 15 square metres.

## What is built, and in what order?

1. **Footings and slab.** Footings taken below the frost line, and the concrete slab the garage stands on.
2. **Walls.** Bottom and top plates, studs at 16 inches on centre, and headers over every door and window.
3. **Roof.** Engineered trusses at 24 inches on centre, sheathing, and the roofing.
4. **Doors and windows.** The overhead doors, the side door and the windows set into their framed openings.
5. **Exterior finishes and clean up.**

The home page draws a one car garage going up in exactly this order, after the house, its porch and its deck. The same footings and framing go into a [covered porch](https://www.jdtconstruction.ca/builds/covered-porches/) and a [deck](https://www.jdtconstruction.ca/builds/decks/).

## Do I need a permit for a garage in Hamilton?

Yes, once it is over 15 square metres. The City of Hamilton lists a "detached accessory structure (shed, garage, gazebo, carport) greater than 15 square metres where accessory to a detached house, semi-detached house or row house" among the projects that require a building permit [(City of Hamilton, read October 30, 2026)](https://www.hamilton.ca/build-invest-grow/construction-renovation/residential-building-renovation/building-permit). A garage "cannot be used for commercial purposes or for habitation" [(City of Hamilton)](https://www.hamilton.ca/build-invest-grow/construction-renovation/residential-building-renovation/residential-accessory).

The City asks for a site plan with the setbacks to every property line, and drawings with the height from grade to the roof peak, the slab or footing details, the size of every opening and its lintel, and the studs. For trusses it asks for "the manufacturer's engineered drawings (request these from your truss supplier)". Under JDT's agreement the permit is in your name and you pay its fees; JDT supplies the drawings it has and answers the plan examiner's questions about its work. The City's Building Division answers at [905-546-2720](tel:+19055462720).

## How is it priced and paid for?

One written proposal with the whole scope and one price, HST shown on its own, and a payment as each stage of the build is finished, with the stages written into the agreement. The [agreements page](https://www.jdtconstruction.ca/terms/) covers changes, what is not included and the warranty.

## How do I start?

Call, or [send a request](https://www.jdtconstruction.ca/request/) with a photo of where the garage would go and the rough size you want.
